But you can do everything possible to provide a 5-star experience for your Airbnb guests, and today, I want to talk about Airbnb bedding!

Why listen to me? Well, to put it simply, our guests love our beds and bedding. They mention how comfortable they are in so many of our Airbnb reviews and private messages!

Best Bedding for Airbnb Houses and Condos

I have found a combination that works great for me, and I have used it in all of the beds in our four vacation rentals in Seacrest Beach, Florida. There are a lot of things to consider when purchasing bedding for your vacation rentals, so I want to hit on those as well as share exactly what we use – with links!

Things to Consider When Buying Bedding for Airbnb Rental Properties

I wish it were as easy as just picking out something cute and making a bed, but there is a lot more to think about before buying your Airbnb bedsheets, comforters, and even the mattress itself. So, here are some things to think through before adding that cute bedding to your shopping cart!

Get Input From Your Vacation Rental Cleaners

When deciding on what bedding you want to use in your rentals, your first order of business should be a chat with your cleaning service. Why? Because if they also launder your bedding, they are probably going to be very specific about what works best for them.

For example, I had all of this cute bedding picked out for our condos (and was even ready to splurge for Beddys for the bunk beds), and then my cleaners told me to do all white! I was caught off guard because white is very unforgiving. But they said it is much easier to bleach, and I ended up really liking how bright and fresh it looked in my condos.

My cleaners also told me that they prefer that I use a duvet insert + duvet cover setup versus a heavy-duty comforter or quilt. A coverlet was an option, but I wanted something that felt cozy for my guest and had some substance to it, and often find the thin coverlets to look flat and cheap.

Oftentimes, cleaning companies rotate between 2-3 full sets of linens, taking the dirty ones with them to wash between guests, so bulky bedding is cumbersome plus can take a very long time to dry, holding up their workflow.

Consider Your Price Point – Luxury or Value?

Vacation rentals can range from baseline budget accommodations to full-on luxury experiences. It’s important to consider your market and price point when deciding how much to invest in bedding for your Airbnb, but I am not sure it really makes that much of a difference if you can find something both comfortable and inexpensive.

I have to be honest; I don’t know too much about high thread counts and use regular old Amazon or Target bedding at home, so maybe I am missing out, but I think you can create a comfortable and inviting place for guests to rest without breaking the bank regardless of location and market.

The key is that your Airbnb bedding is both clean and cozy. And I do think I found a great combination. However, if you are targeting a more expensive market or luxury experience, you may want to consider other options.

Is the Bedding Easy to Replace?

You will find that your cleaning company will want three sets of bedding or even more if you welcome shorter stays. We actually start our units out with four or five full sets, washed and stocked in the cleaner’s closet. But I am constantly adding more. I would rather spend $25 on a new sheet set than having stained sheets stay in rotation.

The biggest culprit when using white sheets in your vacation rental is makeup. Most of the sheets and pillowcases we have discarded had self-tanner or makeup stains, and while bleach gets most of that out, it’s not always 100% successful.

What I mean by replacing here is that it’s easy to buy more of that item as needed. You wouldn’t want to buy a specific floral print comforter set for your Airbnbs and then have it no longer in stock when you go to replace one. Now, I am a personal fan of the all-white, so that is easy to coordinate.

My 30A condos are all studio/one bedroom, so white makes them feel brighter and larger, but I have seen other Airbnb hosts share a different tip that is worth noting here. One successful host said to do each bedroom with a different color bedding to help differentiate the spaces in your photos, which I totally understand! So, keep that in mind, and maybe an option would be to use all of the sheets and inserts that I will recommend but then do a different color duvet cover. The one we use comes in a bunch of different colors.

And in conjunction with “easy to replace,” is your bedding affordable to replace?

Your Airbnb bedding will get dirty. It’s inevitable. Personally, I prefer replacing sheets often at a lower price point over having a higher-end product that is not pristine in place for a longer period solely because I just paid a small fortune for it. Just something to think about because any successful Airbnb host will tell you that you will be replacing bedsheets often.

It’s easy to say that an 800-thread-count Egyptian cotton sheet is better than a microfiber sheet set, but is the difference really that much? Read the reviews! The bedsheets we use have over 88,000 ratings and hold over 4.5 stars.

You have to ask yourself, is that good enough? I’ll argue to say it is. There is always something better out there, but in general, if that many people are happy with them, your guests will be too!

Our Top Bedding for Airbnb Condos

So, now I want to share the exact combination of bedding that I use in all of our vacation rentals near the 30A Beaches. As I mentioned above, we use all white and have been happy with it, but I think your cleaning company is critical in making that decision.

I think it is essential to have a strategy when buying bedding for Airbnbs. You don’t want to be replacing bedding with something different constantly, and if you want to scale up your vacation rental business like I have, getting a new one up and running is SO MUCH EASIER when you have a standard across the board.

Plus, returning guests know what to expect when booking a repeat stay with you. Maintaining a consistent quality of stay is critical for superhosts who want to provide a five-star guest experience on Airbnb.

And I have to say that I love all of this bedding so much that we actually replaced almost all of our bedding at home with this exact combination!

Our Airbnb Sheets: My Favorite Bedding For Airbnb

We get our bed sheets from Amazon and use the HC Collection Sheets Set – Bedding Sheets & Pillowcases Fade Resistant & Machine Washable – 4-Piece 1800 Series.

We have these in twin, queen, and king size, and while we do sometimes have to throw them away due to stains, the quality has withstood frequent washings very well. They show very minimal signs of wear and, if anything, get softer over time.

We have several backup sets in the cleaner’s closet at any given time and have never had issues with them being back-ordered or difficult to get, which is very important to me. I have been using these for years and still love them!

Another great microfiber alternative is the Mellanni Sheet Sets, also available on Amazon!

Our Airbnb Duvet Inset & Duvet Cover

Earlier in the post, I shared that our cleaners prefer this configuration, and while I was never a fan of duvet covers (because, seriously, what a pain to assemble), I have come to love them.

Now, triple sheeting, I hate that. There have been so many times when we are at a hotel, and the kids basically manhandle the bed and end up using just the insert. I am not a huge fan of that because I know that the inserts don’t get washed between guests.

DUVET INSERT: We use this duvet insert Utopia Bedding Comforter Duvet Insert – Quilted Comforters with Corner Tabs – Machine Washable Box Stitched Down Alternative Comforter. It has 109,000 reviews and boasts 4.7/5 stars.

It’s synthetic, so easy to launder, and we provide them with two duvet inserts. They swap out the inserts pretty frequently and always when soiled or stained.

DUVET COVER: For a duvet cover, we use the Nestl Duvet Cover 3 Piece Set – Ultra Soft Double Brushed Microfiber Hotel-Quality – Comforter Cover with Button Closure and 2 Pillow Shams, which also has 4.5 stars and the same number of reviews. It comes in 44 colors, so is a great option if you want to use a variety of colors in your space or if you aren’t feeling the white.

If you decide against the duvet system, purchase a lightweight coverlet that you can wash between each and every guest. I particularly like this KASENTEX lightweight quilt, and it comes in a variety of colors.

Our Airbnb Mattress Pad & Protector

As with the duvet inserts, we stock our units with two mattress pads per bed, with them changed out equally as frequently. We currently use the Utopia Bedding Quilted Fitted Mattress Pad – Elastic Fitted Mattress Protector – Mattress Cover Stretches up to 16 Inches Deep – Machine Washable Mattress Topper.

While it is not waterproof, we have a waterproof one that we use underneath as well. We use the AllerEase Ultimate Allergy Protection and Comfort Zippered Mattress Protector over each mattress and underneath the mattress pad.

The LDC Lux Decor Collection Bamboo Mattress Protector is also a great option! You can even layer these two for added protection.

In my opinion, the Allerease Allergy Protection products are by far the best on the market and not only protect your mattress from spills and stains, but they also provide protection from bedbugs, dust mites, and other pests. And we haven’t had a single issue with those yet!

Our Airbnb Pillows

We have four pillows on each main bed and one on each twin.

For the queen beds, twin beds, and sofa beds, I use a standard queen pillow,  but I make sure that each queen bed also has our favorite cooling gel pillows from Target.   

Matt, Abby, Jake, and I all have one of these on our beds at home and LOVE them.  We want to be comfortable when we stay at our 30A beach condos, so made sure to have two of them on each main bed.  We use 2 of these pillows in king-size versions for our King beds. We include 4 pillows on each bed at our condos on 30A.

And our guests love them too! I am frequently asked about them and am always happy to pass on the link! I think these are a nice little splurge that makes our beds extra comfortable.

Don’t forget to pick up zippered pillow protectors for your pillows and have a backup set on hand as well! We use the same brand as our mattress protectors and really like how they are soft and not stiff or crunchy feeling!

Our Airbnb Mattress

These days, there are a ton of vacation rental mattress options! With the rise of the mattress in a box, getting them to and from your vacation rentals is easier than ever. I know some people prefer a traditional mattress, but I am a big fan of these two new, inexpensive memory foam mattresses in a box.

This goes along with the point I made earlier when I shared that I would rather replace something often with a mid-range item than splurge on something expensive and have to incur that cost when it’s time to replace it.

For our first condo, we used a Wayfair sleep mattress and are still very happy with it!

But then we switched over to a Zinus mattress from Amazon for the bunks and the beds in our next three condos. We have been very happy with them! You can NOT beat the value for the price. It has 4.5/5 stars and almost 150,000 ratings. The exact one we use is the Zinus 12-inch Green Tea Memory Foam Mattress. It also comes in 10″ and smaller, but we prefer the 12″ version as it looks more substantial.

Sofa Bed Mattress Bedding for Airbnb

We also upgraded the mattress on our sleeper sofa to a 4.5″ memory foam mattress, and my kids have already given it 5 stars! This was a major improvement from the standard mattress with the springs that dig into your back.

The exact one we bought is the Milliard 4.5-inch Memory Foam Replacement Mattress for Queen Size Sleeper Sofa and Couch Beds.

We actually bought the like-new-used version for only $80 after reading reviews from people who did the same. It looked brand new, and I am happy with that decision!

We use the same sheet sets and two queen pillows for the sofa bed. We do not use a duvet for the sofa beds but instead have these super soft Bedsure blankets available. They are tested and approved by my own two kids! I frequently get asked for the link to purchase them after my guest’s kids fall in love with them.

I also include two of these soft Pillowfort bed liners in each unit at all times. These are specifically for parents to use when a child wets the bed, which nobody wants – guest or host!

Our Airbnb Beds

And because I know you all will ask, I want to share our beds real quick, too!

In our studio condos, we used The Gray Barn Hidden Cove Arch Cut-Out Platform Bed from Overstock.com (now Bed, Bath and Beyond)! I absolutely love it, but it’s since out of stock. I don’t know if it will return, so we had to find a different bed for our newer one-bedroom condos near Rosemary Beach. The unit had a newer queen bed when we bought it, but we wanted to upgrade to a king bed.

Choosing a bed for this space was very difficult. I wanted a king-sized bet, but the space was going to be a little tight. I knew I needed a platform-style bed without a bulky footboard, and am personally not a fan of the bed frame + headboard-only setup. Choosing a platform bed avoids the need for a box spring and keeps a lower profile within the room. But, most platform beds are short and minimal.

I looked high and low and finally settled on the ZINUS Debi Upholstered Platform Bed Frame / Mattress Foundation / Wood Slat Support / No Box Spring Needed / Easy Assembly Bed. It is now showing out of stock, but keep watching. Otherwise, you can’t go wrong with any of the ZINUS upholstered platform beds.

I would love to know what brand sofa beds you use, I’m having a hard time finding a good quality, reasonably priced one. Oh, and I lived on the beautiful Emerald Coast for nearly 20 years before moving to Tennessee and it’s still my most favorite place to vacation. Being a host is such a fun experience and owning vacation rentals is such a great investment! So, to answer your question… Is it a sofa bed that you think will be used often and for adults or geared toward kids? In our smallest studio, we have this convertible sofa that is geared towards kids and I love it because most of our guests are couples but we do allow up to 2 children to share this convertible sectional. A few other experienced vacation rental owners advised I should buy bed bug mattress, box spring and pillow protectors and you don’t mention them. What are your thoughts on bed bug protection.

I still use everything that I mention in this post but do also use the AllerEase mattress protectors and always use their pillow protectors as well. We have never had an issue with bed bugs so it seems to be working! I just updated my post with links for both of those.

    1. Hello Brenda! I don’t at this point. I was able to buy 50 of these towels about a month ago and am stocked up on them for now. I do plan to buy some different ones and test them out down the road but haven’t had the opportunity yet. I am still hoping that Bed Bath and Beyond brings these back again under a different “brand” like they did the year before.

  6. I have seen white towels in bulk at Costco. Have you ever looked at those as an option? I am getting ready to set up our condo rental and was curious.

    1. I have and know many people who use them, but I prefer this waffle style as they dry much quicker. It’s mainly for my guests because we don’t have a washer and dryer inside our units and I want them to be able to dry hanging quick enough for their next shower.   9. I was going to buy the HC brand sheets from Amazon that you recommended in this article but the washing instructions say “Do Not Bleach”. You did say in your article that you buy White sheets so that they can be bleach to remove stains. I get many stains on my White Airbnb sheets and I have been buying rather expensive sheets so was looking for a new sheet. Can you confirm that your cleaning company does bleach these exact sheets?

  11. Do you have recommendations for bedding to be used on bunk beds? I’ve considered the zippered style of bedding but I’m concerned about the fabric quality (comfort, cooling, and breathability) and would prefer less-juvenile print designs…preferring basic white and adding color with throws and pillows.

    1. I had originally wanted to use the zippered bedding style for our bunk beds as well, but my cleaners asked that I use the same bedding that I use on the other beds. So, I use the exact same white sheets, duvets, and duvet covers (in twin size) on our bunk beds. It’s worked out great for us!

    Do you have any experience with twin size sleeper convertible chairs? I’m thinking in our tiny space having 2 chairs vs a loveseat size sofa sleeper might be more versatile.

    1. You are very welcome Joni and thanks for reading! I would say that if you are using that living area sleeping for children only, you can go that route. Personally, we reserve the sofa beds for children only both to prevent sagging and because they aren’t usually comfortable for adults in general. I think if you have a way that they can open straight out without requiring furniture to be moved around, go for it! If it’s a tiny space like my studios are, just make sure it’s clear that the listing is suitable for 2 adults + up to 2 children to encourage either couples or families with young kids to book. This helps manage expectations and avoids people booking for 4 adults which usually not a good idea in a small space due to room for luggage, shared bathroom, etc.
