One of the most frequently asked questions I receive from new Airbnb hosts just getting started on Airbnb is what Airbnb sofa bed I recommend. Surprisingly, there aren’t many good options out there. This is why I want to share some of the best sleeper sofas on the market today.

This Airbnb hosting blog post specifically discusses traditional sofa beds vs. futons. Generally, these are the types of high-quality sleeper sofas you want in a living room that will double as a sleeping area. However, I will share some other options, including the convertible sectional that I use in our studio condo on 30A.

I will also include some great lightweight coffee table options. There is nothing worse than trying to move a heavy coffee table to use a sofa bed!

Most sleeper sofas can accommodate up to 500 lbs and generally work for two adults. In my Airbnb rentals, I specifically limit their use to children only. This limits wear and tear and helps avoid sagging over time.

Also, sleeper sofas simply are not very comfortable by nature, which is another reason I don’t like to advertise them for adults.

Many sleeper sofas are the size of a Queen bed, but some are Full-size. So, make sure to read the description closely to find the best option for your space.

When picking out a sleeper sofa for rental properties, you need to consider price, look for an easy-to-clean material, and factor in delivery/setup.

After that, the reviews will be the best way to sort through the options. Below is a list of top-rated Airbnb sofa bed options for you to consider! There are both inexpensive sofa beds and higher-end models.

The following Airbnb sleeper sofa beds have good reviews and are reasonably priced. They come in many different color options, so you should be able to find the best Airbnb sofa bed for your space. Of course, in many cases the best sofa bed for Airbnb rentals is an in stock sleeper sofa! So, make sure to double-check delivery times.

As I mentioned earlier, many other styles of non-traditional sleeper sofas are on the market today. In fact, we use this convertible sectional in our studio condo. I believe that this is the best sofa bed for vacation rental properties that are very short on space, such as studio condos!

These are generally less comfortable than traditional sleeper sofas. I recommend that you advertise them for children only.

I do have one valuable tip to share! Many futon-style sofa beds must be pulled forward a few feet if placed along a wall. I would avoid these if you are tight on space or don’t want people moving them. Just be aware of your space and the layout and design.

There are a variety of single sofa beds, which typically start as chairs. These can be good options for game rooms or living areas where you want to accommodate 1-2 extra people.

Other Top-Rated Convertible Beds

Also, a foldaway bed is a great option if you have extra storage space! These are often more comfortable than other options and can be moved around where the guest needs them.

We have one in the storage closet of one of our one-bedroom units, so my kids don’t have to share the sofa bed when we visit.

Lightweight Coffee Tables for Sleeper Sofa Areas

Once you pick out your Airbnb sofa bed, you want to ensure your coffee table setup works well.

You can do so by choosing a lightweight coffee table like this one. If you don’t have room for guests to move it, you can also use a smaller nesting table.

Bedding For Your Airbnb Sofa Bed

Do not forget to pick up a couple of sofa bed mattress pads to rotate. I would also like to have these soft, waterproof liners available for my guests to help minimize the damage caused by children’s accidents. Additionally, make sure you have a standard place to store this sofa bed bedding. I like to keep it in the cabinet under the TV so that it’s easily accessible, as shown in my photo below.

Sofa Bed Mattresses

Your sofa bed will usually come with a spring-style mattress, although some newer versions have foam mattresses. I also want to recommend the Milliard 4.5″ Sofa Bed Mattress. I replaced the older mattress on one of my sofa beds with this one, and it is much more comfortable! This is the best sofa bed mattress replacement option that I have found.

Keeping Your Sofa Bed Clean

As with anything upholstered, you need to keep it looking fresh. I highly recommend the Bissell Little Green upholstery cleaner, and you can read my review of it here.

Additionally, if you choose to put throw pillows on your Airbnb sofa bed, please make sure they have removable (and washable) covers. And I recommend a backup set of throw pillow covers to rotate between as others are being laundered.

And you need to include cleaning your sofa as part of your Airbnb deep cleaning routine!
