Trying to decide between staying in Seacrest Beach vs Rosemary Beach for your 30A Florida beach trip?  Well, today I am going to help you answer that overwhelming question with first-hand experience and share some honest truths so you can weigh your options and priorities and get that 30A stay booked!

Over the past decade, we’ve stayed in both as rental guests.  We spend quite a bit of time in the 30A area, Rosemary Beach, and Seacrest Beach specifically, living just 90 minutes north.  We actually own four top-rated smaller condo-style vacation rentals in Seacrest Beach, and don’t worry, I’m not going to insist you stay at those, because Seacrest Beach might not be the best first choice for your needs!

Why?

Having stayed in both as rental guests, I know how these neighboring communities are similar yet different. Though adjacent and walkable, they differ in price, beach access, and amenities.

Here’s my honest breakdown to help you decide which is better for your 30A Florida trip: Rosemary Beach or Seacrest Beach.

Seacrest Beach vs Rosemary Beach (30A Florida)

If you’re comparing Seacrest Beach vs Rosemary Beach rentals, or any of the popular beach towns along Highway 30A in Northwest Florida, here’s the simplest way to think about it.

When staying on 30A, you usually get to pick 2 of these 3:

  • Lower prices
  • Walkability to restaurants & shops
  • Easy, spacious beaches

You rarely get all three unless you are visiting in the off-season.  Because, of course, the most walkable places on 30A will be the ones with more people during peak travel season. These are the busier and more popular town centers and communities that go viral on social media.

That’s why Seacrest Beach and Rosemary Beach are so often compared—you’re essentially choosing which trade-offs matter most!

When it comes down to it:

Rosemary Beach: walkability + more beach space (higher price)

Seacrest Beach: walkability + lower prices (busier beach)

As an Airbnb host, I sure wish I could afford to buy those multi-million dollar rentals in Rosemary Beach, too!

Quick Things To Note

I want to quickly point out two things that often get overlooked or confuse visitors when planning a trip to this area.

(1) Don’t confuse Seacrest Beach with Seacrest. Seacrest Beach specifically refers to the area between Rosemary Beach and Alys Beach. Seacrest, also called Old Seacrest, is located a bit west of Alys Beach and is not discussed in this 30A travel guide. This post focuses only on Seacrest Beach, not Seacrest or Old Seacrest.

(2) Rosemary Beach is a single community with shared amenities for all guests. Seacrest Beach includes the main Seacrest Beach community with its lagoon pool, as well as Inn at Seacrest, The Village of South Walton, and other smaller condo complexes and neighborhoods north of Highway 30A, all sharing one deeded beach access but having different pools and amenities.

Meanwhile, communities south of Highway 30A, like High Pointe and other smaller gated neighborhoods, are sometimes grouped with Seacrest Beach but actually have their own separate beach access.

Walkability: Seacrest Beach vs Rosemary Beach

Both areas are highly walkable, which is why they’re often compared when deciding where to stay on 30A, Florida. In fact, it’s often hard to tell on the map which community some rentals are actually in.  So, always make sure to read the rental listing description thoroughly.  

Don’t trust the “town” in the addresses on some 30A rental listings because technically the zip code for the entire east end of 30A (including Rosemary Beach & Seacrest Beach) is Inlet Beach, which can cause confusion. For most, Inlet Beach is considered east of Rosemary Beach, spread out above and below busy Highway 98.

That said, since Seacrest Beach and Rosemary Beach are adjacent, they are both very walkable.  You can even easily walk to Alys Beach, which borders Seacreast Beach to the west.  Note that none of these three communities allows golf carts or LSVs.

Basically, walking east to west from the eastern border of Rosemary Beach through Seacrest Beach to the western end of Alys Beach is a flat 1.2 miles, or about a 20-25 minute walk. Within these 1.2 miles are dozens of shops, 30+ restaurants, bars, coffeeshops, and rental communities with shared or private amenities.

Walkability is nearly identical between Seacrest Beach and Rosemary Beach. Homes set further back require more walking than those near 30A, but a car isn’t necessary if you stay on the east end of 30A.

Rosemary Beach, Florida, is designed as a walkable town center with restaurants, shops, and beach access all within a short distance.  Most of the dining and retail are located north and south of 30A around Bartlett Square.  

Our favorite stops for food & drink in Rosemary Beach include: La Crema, Paradis, Pescado, Gallions, cocktails at The Pearl Hotel’s bar & Amavida Coffee.

Walkability in Seacrest Beach

Seacrest Beach, Florida, is also very walkable, especially near the Village of South Walton, where most of the shops and restaurants are located.  Peddler’s Pavilion at The Village of South Walton (where we own) often has live music and food huts in season and is located directly on 30A.

Our favorite stops for food & drink in Seacrest Beach include: LaCo, Ticheli’s Pizza at Peddler’s Pavilion, Creative Crepes, and Beach & Brew.

Why Seacrest Beach’s Location May Have an Extra Advantage

You can stay in Seacrest Beach, located directly between Rosemary Beach and Alys Beach, giving you easy access to all the shopping and dining in both. We love The Citizen, Raw & Juicy, Georges, and Fonville Press in Alys Beach. This makes Seacrest Beach a great option if you want a great 30A location without the higher price tag.

But, for the purpose of this post, walkability is equal!  So, let’s start looking at the differences between Rosemary Beach and Seacrest Beach.

Beach Access: Seacrest Beach vs Rosemary Beach

The biggest difference between Seacrest Beach and Rosemary Beach is the beach itself, which surprises many. Crowded beaches are common in popular Florida destinations during peak season, and the same applies here—especially during summer, school breaks, and holidays.

That’s what I am mainly hitting on in this 30A guide, but if you aren’t tied to school calendars and can visit outside of those peak times, beach crowds aren’t really an issue!  I have a post sharing the best times to visit 30A that you should check out!

Also, I want to point out that many of the beaches along 30A are private to specific communities, neighborhoods, condos, and even private homeowners.  There are also a bunch of public beaches sprinkled throughout the roughly 25 miles of beaches on 30A.

The stretch along the East end of 30A consists entirely of private beaches.  For example, the beaches in Alys Beach are reserved for owners and guests staying in Alys Beach, and the same goes for Rosemary Beach.  Seacrest Beach has one deeded neighborhood beach for all of Seacrest Beach north of 30A to share.  The smaller communities in Seacrest Beach, such as High Pointe south of 30A, have their own private beach.

This is literally all the same sand and water, so you aren’t comparing actual beaches. The issue here is the size of the beach area you have access to and how many people you have to share it with!

Beach Access in Rosemary Beach

Rosemary Beach has one longest community beaches on 30A. There are nine private beach walkovers (two with ramps) along the entire Gulf-facing edge of Rosemary Beach.  Even during peak season, the beach tends to feel less crowded compared to nearby areas because access is limited to guests and homeowners and isn’t concentrated in just one or two entry points.  

You can rent beach chairs and umbrella setups from the Rosemary Beach Property Owner’s Association or set up your own chairs and umbrellas in designated sections at each walkover.  All guests can walk or bike to the beach access, but there is no parking at the access points or shuttle service.

Seacrest Beach shares a smaller deeded beach among many homes and condos, which is why people often say Seacrest Beach beach access can feel very crowded, especially during peak season when the area is at close to 100% occupancy.

I always recommend that guests at my top-rated condos in Seacrest Beach book the beach chair and umbrella setups through La Dolce Vita, especially during the busy season.  It’s just nice to have a guaranteed spot and not have to worry as much about the crowds.  Always book these as far in advance as possible and try to get the front couple of rows.  

Another tip when visiting Seacrest Beach during peak season is to enjoy the pools during the day, shop, have a late lunch, and then go to the beach in the late afternoons when the crowds thin out.  It’s a great way to catch the amazing 30A sunsets!

The Seacrest Beach neighborhood and the Village of South Walton also offer free seasonal transportation that runs from March 1 to October 1 and takes you to the beach access. Otherwise, it’s about a 5-10-minute walk, which is the same as in Rosemary Beach, and it really just comes down to how far back in these neighborhoods your rental is.

My Honest Take on 30A Beach Crowds

If beach access is your #1 priority and you are visiting during busy travel windows, Rosemary Beach clearly wins here!  The large beachfront is one of the main reasons people choose to spend the extra money to stay in Rosemary Beach.  

Neither Seacrest Beach nor Rosemary Beach allows beach tents, so make sure to pack umbrellas or treat yourself by booking a beach chair and umbrella setup in either community.

That said, believe it or not, not everyone comes to 30A for just the beach.  We love the great dining options and walking through the charming beach towns, just as much as visiting the actual beach.  So, figure out your priorities, because the biggest difference between Seacrest Beach and Rosemary Beach will be cost.

And, if you are visiting 30A in winter, beach access doesn’t really even come into play!

Cost: Seacrest Beach vs Rosemary Beach

When comparing Rosemary Beach vs Seacrest Beach vacation rental prices, the difference can be significant.  Just as real estate prices are significantly higher in Rosemary Beach, vacation rental rates will be much higher as well.

Both Rosemary Beach and Seacrest Beach offer a wide variety of rental homes for single or multi-family travel, including larger groups.  For smaller groups, Seacrest Beach offers significantly more studio and 1-2 bedroom condo options, such as our rentals at The Village of South Walton, that are great for couples or small families visiting the area. Rosemary Beach is home to a couple of higher-end hotels that are best suited for couples.

Seacrest Beach Prices

Seacrest Beach is typically one of the least expensive, yet walkable places to stay on 30A. You’ll often get more square footage and a much better value in Seacrest Beach.  This is much appreciated when trying to accommodate big groups on a smaller budget, and one reason it’s so popular for bachelorette parties on 30A.

You still get the great walkability. The trade-off is a smaller, more crowded beach space!

Just make sure you know which neighborhood you are in and which amenities you have access to.  I love having our rentals at The Village of South Walton because we have a heated pool year-round (as needed), which is one of the few in the area.  Plus, the live music at Peddlers Pavilion is one of my favorite ways to spend an evening on 30A!  

Rosemary Beach Prices

If your priority is a less crowded beach and a more upscale experience, paying more for Rosemary Beach can absolutely be worth it. I have stayed there a couple of times and loved having access to the pools, beach, and amenities in Rosemary Beach.  It definitely feels luxe!

In my opinion, it comes down to your budget and priorities.  Heck, if budget isn’t an option, you can even stay in Alys Beach, which is one of the most high-end and expensive places to vacation in the United States.

If you’re still deciding which is better, Rosemary Beach or Seacrest Beach, Florida for your next beach trip, here’s the simplest way to choose.

Book Rosemary Beach If:

You want the best beach experience, more space on the sand, and don’t mind paying a premium for a more upscale experience. This is also best if you need access to a handicap ramp.

Book Seacrest Beach If:

You want better value, a walkable location, and are okay with a busier beach access.  This will save you a lot of money if you know what to expect and either rent beach chair setups or are flexible about when you visit the beach.

When choosing between Seacrest Beach vs Rosemary Beach, it really comes down to your priorities—price, walkability, or beach space.  And, there is no wrong place to stay on 30A, so don’t overthink it!  In fact, pick one for your first trip to 30A, and then stay in the other, or a completely different part of 30A on the next trip.  

We are down there at least once or twice a month and still find new places to explore.  I will say that rental owners and even some visitors are fiercely loyal to their “favorite places to stay on 30A,” and that’s a great thing.  It means that there is something for everyone and every budget!
