We have had a busy summer so far! And now that I have one major project complete, I am so excited to share it with you. We have expanded our Airbnb business and now have a fourth 30A condo rental that is available for booking now.
And while we weren’t actually planning to buy another condo, I could not pass up the opportunity to purchase this one off-market because there aren’t many condos on 30A for sale. I have mentioned this before (see this post), but we finance our investment condos which can make it difficult to compete with all-cash buyers offering appealing quick closings with no contingencies, which are very desirable to sellers.
When it comes to purchasing non-warrantable condos in Florida, the underwriting process can be longer than a typical real estate sale. That said, we have officially purchased our fourth investment property on 30A!
This new condo is right next door (and has an identical floorplan) to the one-bedroom condo that we bought last summer, with both having a balcony overlooking the pools. We are so excited to be growing our small Seacrest Beach, Florida, vacation rental business, Our Little Retreats.
Hosting guests has been so incredibly rewarding to me. I love updating and redesigning these small spaces to make them welcoming and functional for couples or small families traveling to 30A.

Our Newest Seacrest Beach 30A Condo Rental
This project was a whirlwind! We closed on June 21st and welcomed our first guests just two weeks later, on July 5th! In that time, we did a major paint job, replaced light fixtures, and brought in new furniture, new appliances, and everything else you need in a vacation rental!
Because I am basically a pro at this point (haha), this time, I spent the three weeks that we were under contract buying absolutely everything we would need. We picked up a Uhaul the day before closing and brought everything down at once. With the help of our favorite handyman and a great painting team, it was ready for me to photograph in just a week. This is a new record for me!
Let me tell you a little about the Village of South Walton, where our 30A condo that sleeps up to four people is located. Because while I love our condos, I really love the location. The east end of 30A is where it’s at!
The Village of South Walton in Seacrest Beach
We absolutely love the Village of South Walton! It’s a mid-sized condo complex just west of Panama City Beach, nestled between the upscale communities of Rosemary Beach and Alys Beach, and has so much to offer.
So, if you are looking for Rosemary Beach rentals, specifically a condo in Rosemary Beach, listen up! Because the Village of South Walton is located just a block west of Rosemary Beach, in Seacrest Beach, making all of the great Rosemary Beach restaurants and shops only a three to five-minute walk away. Plus, we have Peddlers Pavilion right downstairs with bike rentals and seasonal live music!
When staying at the Village of South Walton, you won’t have access to the pools or beaches in either Alys Beach or Rosemary Beach, but we have our own large pool deck (with two pools) and a deeded beach access complete with a free tram service March through October. So, when you stay here, you can get the Rosemary Beach experience but without the hefty Rosemary Beach price tag.

And if you are not familiar with 30A, it’s a County Highway that runs along the Gulf of Mexico in the Florida Panhandle dotted with charming small communities like Seaside, Blue Mountain Beach, Dune Allen, Grayton Beach, Seagrove Beach, Gulf Place, etc. and often the entire area is called Santa Rosa Beach.
I have a blog post titled What Is 30A? that gives a nice overview of the area! You won’t find a lot of beach resorts here; it’s mainly beach houses and vacation rentals, and smaller condominium complexes. You will find emerald green water, hence the nickname, the Emerald Coast, and the most beautiful white sand. Ready to plan a visit?

I could talk about how much I love this area all day long, but I will save that for another post! For now, here is a tour of our new one-bedroom condo in Seacrest Beach!
Tour Our New Seacrest Beach 30A Condo Rental
As I mentioned before, this new condo is right next door to our other one-bedroom condo (read about that one here) and actually has the same floor plan, although they have very different vibes! Check out both links and see for yourself!
With this one, we wanted a coastal modern farmhouse-type feel, and I am so happy with how everything came together. So, this new 640 sq foot 1 bedroom Seacrest Beach condo is also located on the 2nd floor, with a balcony and poolside. In fact, these are the only two one-bedroom units with balconies at the Village of South Walton, and they get so much natural light!
With the two units adjacent to each other, they are a great option for small families traveling together! We actually have another studio condo just down the hall that is great for the grandparents too!
Living Room
The living room gets wonderful natural light, especially in the afternoon, as it faces the sunset! There are two large windows with a balcony door in between that leads to our private balcony overlooking the pools.
These condos are small, and that little extra space outside really gives you a little place to escape to because — kids. I almost always enjoy my coffee out there in the morning shade and a glass of wine in the afternoon. I love hearing the joy of children and families making new memories here!
In each of our condos, I like to maximize window light and also use the height in a room to my advantage by using this iron-rubbed bronze curtain rod hung high and wide to let the light in and make the space feel more expansive. Click here for the curtains that I use in my condos.
We added a brand new 65″ Roku smart TV, which we have set up in Guest Mode so that guests can enjoy their favorite streaming apps. This is why I love these Roku TVs! And when they first turn them on, our guests are able to set a checkout date, at which point the TV will automatically log them out.
Our condos also have a full lineup of cable TV channels for our guests to enjoy. I have a blog post dedicated to why I choose Roku TVs for our vacation rentals if you’d like to learn more.
The condo has a queen-sized sleeper sofa in the living room for up to two kids. And just like in our condo next door, we added some of my favorite photographs from years gone by just above the couch. The images are courtesy of FloridaMemory.com, and we have them in all of our condos! The frames are available at Target.
I bought the cabinet at Tuesday Morning, but you can purchase it at Wayfair as well. It’s perfect for holding the bedding for the sofa bed.
I like to leave my vacation rentals uncluttered, so on top of the cabinet is a selection of our favorite beach reads nestled between the cutest coastal mermaid bookends. Available here!
Bedroom
The previous owners in both of our one-bedroom condos had queen beds in the bedroom, likely because they didn’t think a King bed would fit. I knew that if we were catering to couples with little kids (who often end up in bed with you), I needed to provide a King sized bed.
So, I searched high and low last year for a low-profile King bed that would fit best in this space and was so happy with the one we choose that we bought the same KING-sized bed (and mattress) for this new 30A condo as well.
We get so many comments about how comfortable and cozy the beds are in our condos! I have an entire blog post about why I think our bedding choices are the best bedding for Airbnb, mainly because it’s cozy yet inexpensive, which allows us to replace items often! All of our beds use this mattress pad, these sheets, this duvet insert, and this duvet cover in all of our condos.
On the King bed, we have two regular pillows but also two of our personal favorite pillows, which are these cooling gel pillows from Target! They are a bit of a splurge, but we receive many compliments on them, and our guests often go buy their own after staying with us!
The bedroom also has it’s own 55″ Roku smart TV also set up in guest mode!
I love the full-size dresser that I bought for this unit! It is the Jennily Dresser + Mirror from Ashley Furniture and is very solid/high quality which is what you need in a vacation rental. The bedroom has two small side tables, three total lamps, and a full-length mirror as well!
Bathroom
The condo has one bathroom (with a tub/shower), and it is accessible via the main door and also by a pocket door in the bedroom.
Dining Area
The dining area is complete with a 42″ round farmhouse table (available at Target) and four chairs also from Target. It offers plenty of space for meals, games/puzzles, or a personal workspace. Not all studio or one-bedroom condos have a dedicated dining area like this, so it was important for us to make sure we did in this condo.
In addition, there are three barstools at the kitchen counter, offering even more space for quick meals or, better yet, a dedicated space for a laptop or schoolwork!
I made sure that the table, chairs, and stools were all easy to wipe down and keep clean, which is something that is very important to me as a host! While they look great in your own home, upholstered chairs really should have no place in a vacation rental.
Kitchen
Some people like to cook when they are on vacation, and some don’t. We are definitely in the latter group! There are so many great places to eat in the Seacrest Beach, Rosemary Beach, and Alys Beach areas that we rarely cook in our condos! However, with kids, they are usually happy with some mac and cheese for dinner and toast for breakfast, which helps us keep costs down a bit.
This Seacrest Beach vacation rental does have a dedicated kitchen area that includes a full-size refrigerator and a dishwasher. However, these one-bedroom units were not designed for ovens and stoves (no ventilation, etc.), so we provide several other small appliances for cooking, and I make sure that is very clear in my Airbnb listing as well.
We have small appliances available in our Airbnb. This includes a griddle, a two-burner cooktop, a full-size coffee maker (a Keurig Mini sits on the counter), a blender, a toaster, and a crockpot. I like to include photos of what is inside the kitchen cabinets in my Airbnb listing photos so that future guests know what to expect!
We also include a lot of cookware and food storage necessities, including glassware, Pyrex, mixing bowls, a colander, sheet trays, etc.
Balcony
The previous owners left us two high-quality Adirondack chairs on the patio, and they are so comfortable that we simply couldn’t replace them with a table as planned. There is enough seating for meals inside, anyway!
We are Proud to have a Baby-Friendly 30A Condo Rental on Airbnb
Just like our other one-bedroom unit, this new 30A condo is pretty baby-friendly. I host a lot of couples and couples with small children. Many fly here, so this allows me to provide a top-notch guest experience better but also sets me apart in the more competitive off-season. Here is a sample of what we provide for families with babies and toddlers.
A Mini Crib. This Dream On Me mini crib folds up for easy storage when not in use. We also upgraded the mattress to a nicer 3″ mini crib mattress and also provide mini crib mattress pads and sheets for guests. The mini crib is great in this one-bedroom unit because it is small enough to fit in the bedroom but can also be used out in the main living space.
We have baby books, Magnatiles, and a shape sorter in the living room cabinet for the little ones to play with!
We also provide a Safety First Booster that is easy to clean, as well as dishes and small utensils, and a bottle brush. We also include a sound machine for nap time!
The Village of South Walton Pool
The Village of South Walton in Seacrest Beach has a large pool deck with two adjacent pools. There is a traditional deeper pool (the one closest to the building) that is heated as needed all year, along with the hot tub. There is also a zero-depth entry wading pool/splash pool that is so perfect for small children. It is shallow throughout, which parents love!
I love being located right next to the pool deck because it gives off such a resort feel and also makes it easy to run upstairs for snacks and drinks. The main pool and the toddler pool both have ample lounge space and are separated by a gate. The pool area also has two gas grills and a few tables.
One more highlight is that between March and October, there is a complimentary tram that takes you right to the Seacrest Beach access, and the tram stop is located right by the pool. Or you can make the quick 5-7 minute walk to the beach yourself!
